Whether for work or pleasure needs, this is the ideal location to live in the center of the city of Redcar.
The building has had a total transformation of its internal and external spaces, modernizing its entire spatial functioning and improving its living functioning.
External Area
Elimination of the wooden and glass shack in the entrance.
Elimination of the door that divided the external environments between the front and rear areas of the building.
New fence.
Insulation of the building envelope.
Its exterior was freed and sterilized from bulky elements which, in addition to hiding the beauty of the building, cluttered and did not guarantee the possibility of parking cars in the courtyard. Therefore, the project on the outside redeveloped the spaces and gave new functions to the building.
In its current state before the intervention, the ground floor was in a pitiful state, divided by rather labyrinthine rooms. In the project, however, with a small extension, and by demolishing all the unnecessary partitions and dividers, it was possible to create a single room to satisfy all the needs of the living area.
Therefore, the intervention resulted in a large living space, with a dinner area in the center, and at the end the kitchen and the service bathroom for the living area.
On the second floor, however, the entire sleeping area was conceived.
The spaces in the sleeping area have been redistributed in a functional way to guarantee 3 bedrooms, a bathroom with bathtub and a terrace where you can exit from the main bedroom.
All bedrooms guarantee the possibility of using double double beds, or 2 single beds.

Slab
The floors of the building were previously made of wood, both on the ground floor and on the first floor.
Ground floor
On the ground floor the floors were made of wood in their current state and were all rotten from humidity and therefore unusable.
In this project it was decided to include a technological improvement by undertaking a new type of intervention, thermally insulating the building for the entire ground floor, guaranteeing a distance from the ground through a thermal insulation of at least 10 -12 cm.
Design of the ground floor floor stratigraphy:
1) Creation of a layer of poor concrete to level the ground floor.
2) Insertion of Glu, PVC elements to create a cavity between the ground and the ground floor slab.
3) Construction of the concrete floor
4) Insulation of the ground floor floor through the insertion of a protective anti-humidity membrane.
5) Insertion of 10 cm of thermal insulation in the ground floor floor.
6) Second Thermal insulation with film-type membrane to further protect the ground floor from humidity.
7) Concrete screed.
8) Parquet floor in 1st quality wood / 1st quality ceramic.
First Floor
On the first floor, however, it was decided to maintain the type of wooden attic by replacing all the rotten wooden beams and boards, guaranteeing the renovation of the first floor attic. In fact, the first floor attic is made up of wooden beams, existing wooden planks or wood chipboard, depending on the areas of intervention.
Roof.
Due to the elimination of the old non-functioning fireplaces, the roof also underwent a total renovation, reusing all the existing beams and tiles. Insertion of new wooden beams only where it is necessary to reinforce or expand the roof.
To the new structural configuration of the roof, improvements have been added regarding its functioning and thermal insulation.
Therefore the new renovated roofing is composed as follows:
a) Externally:
Wood beams,
Wooden or plywood planking with a thickness between 0.5 – 1.5 cm, Insulation membrane.
Wooden slats.
Shingles.
b) Internally:
12 cm thermal insulation.
Fireproof plasterboard false ceiling.
c) Decorative elements.
The structural elements of the existing wooden beams of the roof were partly left exposed, to give a pleasant aesthetic sensation, of a sculptural false ceiling in relief, which reveals to the observer all the splendor of the ancient truss-type structures in wood .
Partition dividers
The dividing partitions inside the building are all made of a wooden structure, with double thermal and thermal insulation capable of reducing all noise between the rooms, covered with highly fire-resistant plasterboard panels.
Composition of dividing elements:
Wooden structure.
Terminal and acoustic insulation.
Fireproof plasterboard panels.
Finishing with rendering.
Painting.
The external walls
The external load-bearing walls are in mixed construction between double-brick load-bearing masonry and double-wall masonry with cavity. both plastered on both sides.
a) The thermal coat
The thermal-acoustic insulation envisaged in the project is a thermal-acoustic insulation of at least 10-12 cm capable of improving the energy performance of the building and the noise coming from outside, to improve both the energy and acoustic efficiency.
b) The ventilated facade
In addition to thermal and acoustic insulation, the project involves the creation of a ventilated façade, which further improves the visual appearance of the building, which integrates best with the contemporary style of contemporary buildings in the vicinity. Also improving energy performance, enriching the protective stratigraphy of the external wall.
The structure of the ventilated facade is made of treated and plasticized wood to be able to resist external atmospheric agents, such as wind, water, and sea foam raised by storms.
This solution guarantees the building better protection, as well as less maintenance over the years, as there is no need to paint the building as it self-cleans from the rain.
The fixtures
Internal fixtures, the fixtures inside the building have all been designed in a modern style, made with innovative materials, resistant to humidity and thermal shock. Able to guarantee thermal and acoustic insulation even between internal environments.
External fixtures
The external fixtures were all designed in a dark color to better integrate with the appearance of the building. Made of multi-chamber PVC material, capable of having a better performance in terms of thermal and acoustic insulation. Triple glass windows, separated by gas chambers.
1 Anti-accident stratified transparent glass, 8mm thick
2 Gray colored glass. 6mm
3 Reflective glass, stratified to prevent accidents, 10 mm thick.
Chromed metal handles.
Cornices
The project includes extruded cornices in the external door and window openings, both to guarantee further protection to the windows themselves and to regulate the natural lighting towards the interior. The extruded elements actually give a sculptural morphological dynamism to the external casing, making it even more pleasant from an aesthetic point of view.
Electrical systems
New technology electrical systems, capable of controlling the lighting of the entire house both externally and internally.
LED lighting for energy saving.
Lighting adjustment.
more than one socket on each wall to eliminate extension cords and satisfy all the needs of the home and its appliances.

Disable
The bathroom on the ground floor is large enough to allow accessibility even for disabled people.
All bathrooms have an emergency recall system, in case of illness while using them.
Centralized hydraulic system
The hydraulic system was designed centrally, to allow the flow of water to be interrupted at each individual sanitary fixture or tap. This system guarantees the full functioning of the system even in the event of failures on a single sanitary ware.
The plumbing system is all internal to the walls, floor or ceiling, therefore the system is not visible.
The plumbing system is made of PVC materials, produced and CE certified.
Efficient thermal heating system.
The thermal heating system is also centralized, capable of heating each individual room according to the user’s needs. The rooms are divided into zones, therefore all the zones equipped with a thermostat can regulate the thermal temperature of the room based on the needs of the user of the room.
The radiators are made of black aluminum elements, with chrome outlets and regulators, aesthetically matching the style of the house. The heating system was designed to improve energy efficiency towards saving energy consumption.
